NEWBURGH, NY 

Newburgh is a city within Orange County that sits on the west side of the Hudson River, across from Beacon, NY and is the second-largest historical district in New York State (after Manhattan), housing a variety of architectural styles ranging from Gothic to Greek Revival. The city is also the home of Downing Park, the first iteration of Manhattan’s infamous Central Park and was George Washington’s headquarters during the American Revolutionary war. The urban area located just 60 miles from Manhattan was once a bustling industrial hub with a major port but saw a decline throughout the 20th century. Today, Newburgh re-emerges with a major revitalization movement fueled by an existing and growing artist community, non-profit organizations, and ambitious yet socially conscious developers, making Newburgh a city worth exploring. 

PATERSON, NJ 

Paterson is a riverfront city within Passaic County, New Jersey located just 13 miles north of Manhattan. Originally established in 1792 by Alexander Hamilton to end the dependence on Britain for manufactured goods, the city is filled with industrial architecture bound to be transformed into loft style spaces and a historic district filled with beaux-arts architecture. The urban area is nestled within natural attractions like the incredible Passaic River Waterfall and the greenery-filled Paterson Great Falls National Historical Park. Mirroring the revival of comparable, adjacent cities such as Newark and Jersey City, Paterson is due for a major revival. Its rapid access to the interstate and large companies headquartered in the tri-state area, tax benefits, comparatively low cost of purchasing developable properties, and renter-dominated housing market position the city as a major opportunity for large-scale development projects and consistently gains interest from investors.
